I can attest that this device has saved me a lot of trouble and money.
It must be installed after the electrical company panel and before your circuit breaker panel.
That it gives you the ability to control the electrical supply to your property while officially you still have all the utilities running. It’s basically traceless since you only control your own property’s internal electrical grid.
Since the device gives me the technical capability, I’ve now started putting extra conditions in my contracts, basically having to do with control over the property’s electrical grid and very specific terms on what happens in case of partial or delayed rent. I even encountered a potential future tenant who refused to sign it, thus the device saved me in advance by showing the true colors of the guy.
In conclusion, the device is more than worth it! I give it 5/5 stars, would never lease properties without such a device in them.

A must have device for landlords. It has saved me thousands of dollars and still going strong. Aside from money, the device has also saved my sanity more than a few times.

Arrived well packaged, working correctly. Turning off the electricity is very effective in either making the tenants pay or making them leave if they don’t have intentions on paying.
Of course you have to make sure to create a contractual framework where you’d have the right to do that. A paralegal did that for me so I just use that updated version of the contract for every tenant.

For guys who wonder if it is legal to cut off the utilities on your tenants, I’d say that it is perfectly legal (if done with the rentonator). This is because you never actually stop the utilities officially. In fact, there’s no proof you’ve actually done anything.
Moreover, as one of the comments mentioned, you could officially put such a condition in your contract (that the utilities would be cut off if there’s no rent), which would put you in an even more advantageous position.
All in all, I’ve used both the methods with great success.

Fairly straightforward to install, I had a friend who’s electrician do it for me. You just connect it as per its menual right at the beginning of your home’s electrical grid (right before it branches out).
